My Story...continued...which is far from perfect, however I am learning new skills & improving my competency daily, in order to live a life of absolute abundance & increasing MY WEALTH & MY INCOME, one day at a time!
I have achieved many successes, by using the sound methods taught & applying the Formula for Riches & Wealth Creators Strategy, to all areas of my life. As a result (financially) I have achieved several income streams (with investments & in business) & substantial growth on my investments.
For example, if you put your money in the bank or give it to a Financial Advisor “the so-called Gurus,” you might get 5-10% ROI (Return on your Investment), if you are lucky, but you take all the risk (remember to read their fine print). Start learning to take responsibilty & create your own economy.
Now if you are a True Property Investor you use the term IRR (Internal Rate of Return), which is essence is your ROI, but it includes 27 variables to taken into account, when investing in property. I am sure that there are not many people that can say they have achieved an IRR of 67.65% per year on their property investment, with a positive cashflow. Basically my tenants are paying me to stay for FREE, plus I have created an extra surplus which can be used for other investments.

I have used the "Rainmaker Skill", which is the old version of the newly designed course "From Start-Up To Income", to start my own real estate business, in association with a well known brand, and I have achieved a total Return On Investment (ROI) of 3,201,831 %, that's right, over 3 million two hundred thousand percent ROI. Ok, so put this into perspective this was achieved over 6.09 years, so the ROI per year was 525, 979%. In total I have sold 81 properties. Now in essence, this business & new skill didn't cost me a cent, however it just costs lots of TEM$ - Time, Effort/ Energy & Skills/ Surplus. From the onset, I have managed this new venture as a proper business, it wasn't just about making the sales.
Now, my story isn't just about sunshine & roses. In fact, I perfectly understand real hardship in life, to feel hopeless, to feel there is no way out, not even wanting to get out of bed. a Couple of years prior, about 7 years to be exact, on 30th June 2013, I got retrenched as an Operations Director for a big corporate company, after 22 years of service. Biggest lesson learned here is that there is absolutely no loyalty & no such thing as job security. If you want loyalty, get a dog.
On 28th Jan 2014 I got divorced & lost half my capital & income. I had another unpleasant suprise of a R250,000 Attorney/ Advocate bill, after a long divorce battle of over 2 years. At the time I had a small property portfolio with 6 mortgage bonds to pay. At this stage of my life, I was basically in survival mode.
Thankfully, I have met oom or Doc. Hannes Dreyer on 25th January 2013 at a free conference in Midrand. There the lights went on for me and changed my mindset forever. Thereafter I have attended many of the Wealth Creators University courses & as a result I was not only able to meet all my obligations in terms of the 6 mortgage repayments, other debt & putting food on the table, but I have also managed to build several successful income streams & businesses, by applying the Formula for Riches & Wealth Creators Strategy.
I sold all my poorly performing property investments (which was bought before I met Oom Hannes), rolled back some funds into some productive & creative building developments & created a property with a twist with an IRR of 67.65% with a positive cashflow. This included a subdivision, a rezoning, at a cost of R300,000 just for the process & selling of a vacant land. Now my tenants are basically paying me to stay for free & I have used other people's money to achieve this. (OPM).
I also used my "high income generating skill" to further negotiate with the buyer of the vacant land, after the OTP was concluded, to pay an additional R120,000 for Municipality Sewer Slip & installation requirements. Here I used another skill, my negotiating skills (learned), which is the basic ABC of selling - Always Be Selling.
